That disciplined approach has helped Darnell Development move from a new entrant in a central California market where few new builders had emerged in more than a decade, to a company preparing for significant expansion. After growing to approximately 100 homes annually, Darnell expects to start between 230 and 250 homes in 2027, with a longer-term plan targeting approximately 40% year-over-year growth.  

As that pipeline has expanded, the company's approach to financing has needed to evolve with it. Funding projects individually across multiple lenders may work at one stage of growth, but it becomes increasingly complex when a builder is planning several developments at once. For Darnell Development, the next step was finding a capital structure that could provide greater visibility across the business, not just financing for the next project.

Rather than determining where each new project will be financed as it comes online, Darnell can plan further ahead with greater confidence.

As the project progressed, Patrick's perspective changed.

"We fought hard against the way Builders Capital wanted to structure the loan," Patrick said. "Halfway through, we were so thankful they didn't back off because they were right."
